Originally constructed in the 1980s using tilt-up construction typical of Silicon Valley office parks, THE Campus had become architecturally dated and functionally obsolete. Through a close partnership with Bixby Land Company and landscape architect HMH, Studio G led a near ground-up redevelopment that reimagined the property as a contemporary, amenity-rich workplace campus.

The transformation included reskinning all buildings with expansive new glazing and metal panel systems to redefine the lobbies and street presence, adding half a story, and installing new roofs and building systems throughout. A central, park-like outdoor amenity zone was introduced between buildings, creating a strong indoor–outdoor work-play dynamic with furnished living rooms, kitchens, fire tables, and recreation areas. Interiors were reconfigured to support open-plan work environments anchored by shared break and all-hands spaces directly connected to the outdoor amenities.

Completed after a $25 million investment, THE Campus quickly attracted high-profile tenants including Verizon Wireless and ASML US, resulting in a dramatic increase in asset value and positioning the project as a model for successful adaptive reuse and office repositioning.
